The first increase in June existing home sales in four years was reported on Thursday by the Wisconsin Realtors Association. Their June 2025 report indicates an 8.1% increase compared to June of 2024, the first such trend since 2021. At the same time, the statewide median home price rose 4.6% to $340,000. Affordability improved 2.6% year over year, and the average 30-year fixed mortgage rate fell slightly from 6.92% in June last year, and the average 30-year fixed mortgage rate fell by one-tenth of a percentage point to 6.82% last month. Year-to-date home sales were essentially flat, rising just one-tenth of a percent compared to the first half of 2024, while the median home price increased 6.7% to $320,000.
For Sheboygan County, the median home price in June increased 5.3% over last year at a current $285,000, the smallest increase among the surrounding counties. Fond du Lac County demonstrated the largest, 20.6% gain year-over-year.
Home sales here numbered 119 in June, a 2.6% increase over the 116 units sold in June of ‘24. The only neighboring county recording negative trends was Calumet with an 8.3% year-over-year decline at 55 units sold, while Washington County demonstrated a 21% increase.
Sheboygan County had a June 2025 inventory of 3.6, up 2.9% compared to June of ‘24. Supplies were tightest in Ozaukee and Manitowoc County where a 3.1 months inventory figure was recorded, down 3.1% in Manitowoc and 16.2% in Ozaukee County.
The average number of days on the market in Sheboygan County during June was 66 days; that compares to 57 days last year, a 15.8% increase. Calumet County homes remained on the market the longest at 86 days, while Washington County homes sold in an average of just 59 days last month.
