Wisconsin – and Sheboygan County – are seeing a rebound in real estate activity as July saw increases in new listings, home sales, and also home prices according to the July report released by the Wisconsin Realtors Association.
In Sheboygan County, the median home price in July rose to $265,000, up 8.2% over 2023’s July price of $245,000. The 134 units sold last month topped the 104 recorded in July last year, a gain of 28.8%. Local inventory fell, further tightening the market with a 3.2 month supply recorded this year, down 3% from last July’s 3.3 months. The average home in Sheboygan County spent 55 days on the market, up two days, or 3.8% over July of 2023.
Statewide, new listings rose 2.7% in the past 12 months, leading to 4.8% growth in sales over that same period. The median price in Wisconsin is now $324,900, an 8.3% increase in the past year, making Sheboygan County home prices an average of nearly 20% less than Wisconsin overall.
Advances in the housing market may be tied in part to improving mortgage rates. After rising to an average of 7.06% in May, they fell to 6.92% in June and 6.85% in July. That puts the July ‘24 rate just one basis point above its level in July of 2023.
